Closed Sales Snap: Homes are selling for an average of 100.11% of their list price. For homes that closed recently, the average time on market was just 28 days.
Active Inventory: We currently have 21 active listings for detached homes, ranging from $665,000 to nearly $2 million.
Pricing Trends: * Average Sold Price: $826,829.
Average Price Per SqFt (Sold): $389.
Active Inventory Average: $1,016,399.
Market Insight: While sold homes have been moving in under a month, our currently pending and active homes are seeing a longer average time on market (59–64 days), suggesting buyers are becoming more selective as inventory increases.
Scott’s Take: "We are seeing a very strong 'entry-level' market in SDCE, with homes under $800k often selling at or above asking price. However, for our luxury custom estates over $1M, the pace is slightly more measured.
