Ramona Attached Homes Market Report: August 2026
Posted September 3, 2026 · Compiled from Paragon MLS data · Scott Hodge, Homeport Residential, DRE #01977659
BOTTOM LINE UP FRONT
Four attached homes closed in Ramona during August, the busiest month this segment has had all year. Across the six months ending August 31, 13 sales at a median of $490,000. Pricing barely moved. Speed did.
Homes now sell in a median of 21 days against 38 over the prior six months, and 11 of the last 13 sellers got asking price or better. At the same time active listings nearly doubled, pushing months supply of inventory from 2.1 last month to 4.2. More supply and more competition at once is unusual, and the reason is visible in the data.
Why this report uses a six month window
Ramona's attached segment, meaning condominiums and townhomes, produces about two closings a month and produced none at all in June. Four sales in August is a strong month here. A single month cannot support a median sale price or a days on market figure without inventing precision that does not exist, so pricing is measured across the six months from March through August 2026, with current listings describing where things stand today.
The numbers
| Metric | Sep 2025 to Feb 2026 | Mar to Aug 2026 |
|---|---|---|
| Attached homes closed | 17 | 13 |
| Median sold price | $474,900 | $490,000 |
| Median price per square foot | $306 | $307 |
| Median days on market | 38 | 21 |
| Median sold to list price | 100.0% | 100.0% |
| Sold at or above asking | 8 of 17 | 11 of 13 |
| Months supply of inventory | n/a | 4.2 |
Sales in the current window ranged from $360,000 to $699,900. Monthly closings ran three in March, two each in April, May and July, none in June, and four in August.
Prices held. Competition tightened.
The median rose 3.2 percent between the two windows. Price per square foot moved by one dollar, from $306 to $307. On 13 sales against 17, neither figure is evidence of much. Attached home values in Ramona are flat.
What did change is how sellers fared. Over the prior six months, 8 of 17 got asking price or better, meaning slightly under half had to come down. In the current window that figure is 11 of 13. Median time on market fell from 38 days to 21. Sellers are not getting more money for the same home, but they are getting their number, and getting it faster.
The inventory jump is newer than it looks
Active attached listings went from 5 a month ago to 9 now, and months supply of inventory doubled from 2.1 to 4.2. Read alone, that says the segment shifted hard toward buyers.
The days on market figures say something more specific. Six of the nine active listings have been on the market 30 days or less, with a median of 15 days across all nine. The four homes currently under contract carry a median of 68 days.
That is a segment clearing its backlog and restocking at the same time. The homes going under contract right now are the ones that sat through spring and early summer. The homes sitting available are largely new arrivals that have not had time to age. Rising months supply in that situation reflects fresh listings rather than accumulating unsold ones, which is a very different condition even though the number is identical.
Whether the new supply clears at the same pace is the question the next two months will answer, not this report.
What it means
If you are selling: conditions favor you more than the raw inventory number suggests. Eleven of the last thirteen sellers met or beat asking, and the typical home moved in three weeks. What has changed since spring is that you now have eight or nine competing listings instead of four, most of them fresh. Pricing to the recent comparable sales matters more than it did, because a buyer has real alternatives to compare you against for the first time this year.
If you are buying: you have more to choose from than at any point in 2026, and most of it just arrived. That is the opening. What you should not expect is a discount, since almost every recent seller got their number. Look at the two listings that have been sitting near 80 days. In a segment this small, the stale listings are where the negotiating room is.
A word on what these figures can and cannot tell you. Thirteen sales over six months is a small sample, and every one of the four August closings was inside San Diego Country Estates, on Davis Cup Lane and Green Haven. The direction of travel is worth attention. The exact percentages are not worth over reading, and a single unusual sale would move them. If you want to know what a specific unit is worth, this is a starting point rather than an answer.
A note on data quality
Three listings were removed from this analysis after review, each entered into the MLS as attached but clearly not attached property: a 4,351 square foot five bedroom home asking just under $2 million, a 2,016 square foot home listed 331 days, and a 1,872 square foot home asking $925,000. Left in, they would have pushed months supply of inventory from 4.2 to 4.6 and badly distorted the price picture in a segment this small. Misclassification is common and it matters more here than anywhere else, because a single bad record moves every figure.
Want a straight read on your situation?
Thirteen sales across six months is thin enough that automated valuation tools struggle badly with attached homes here, and a floor plan or a view matters more than the segment median. I will give you a straight read on what your specific unit is worth, or whether a listing you are considering is priced right, including telling you if it is not.
