BOTTOM LINE UP FRONT
23 detached homes closed in Ramona during August 2026 at a median price of $875,000, up from $835,000 in July. That headline number is the least useful figure in this report.
Nearly everything else moved toward buyers. Active listings rose from 87 to 102 in a single month, months supply of inventory climbed from 3.6 to 4.4, and the share of homes selling at or above asking fell from 71 percent to 52 percent. Sales volume was 28 percent below last August.
The numbers
| Metric | August 2026 | July 2026 | August 2025 |

| Closed sales | 23 | 24 | 32 |
| Median sale price | $875,000 | $835,000 | $855,000 |
| Median price per square foot | $399 | $401 | $426 |
| Median days on market | 16 | 11.5 | 38 |
| Median sold to list price | 100.0% | 100.6% | n/a |
| Sold at or above asking | 12 of 23 | 17 of 24 | n/a |
| Active listings | 102 | 87 | n/a |
| Months supply of inventory | 4.4 | 3.6 | n/a |
Why the median went up while the market softened
A median rising 4.8 percent in a month reads like strengthening. Price per square foot says otherwise. It came in at $399 against $401 in July, essentially flat, and against $426 last August, down about 6 percent.
The reason is size. The median home that closed in August measured 2,396 square feet, up from 2,270 in July. Larger houses sold, so the median dollar figure rose while the price buyers paid per square foot did not. Bigger homes changed hands, not more valuable ones. Price per square foot is the more reliable of the two figures because it adjusts for what is actually being bought.
Inventory resumed climbing
Last month I wrote that the three month inventory build had stalled, and that one flat reading no more disproved a rebalancing than three rising ones proved it. August answered. Months supply of inventory for Ramona detached homes now reads 3.3 in June, 3.6 in July, and 4.4 in August.
Active listings jumped from 87 to 102, a 17 percent increase in one month, and 38 of those 102 have now been sitting more than 60 days. Under 3 months supply favors sellers, 3 to 6 is balanced, above 6 favors buyers. Ramona sits in the upper half of balanced and moving in one direction.
The negotiating figures moved with it. In July, 17 of 24 sellers got asking or better. In August, 12 of 23 did. The median closing landed at exactly 100.0 percent of list rather than above it.
The upper tier crossed into buyer territory
Ramona is not one market, and the gap widened in August. Measuring active inventory in each band against the trailing twelve month sales pace:
| Price tier | Active | July supply | August supply |
|---|---|---|---|
| $700,000 to $900,000 | 43 | About 2.5 | About 3.0 |
| Above $1,100,000 | 35 | About 5.3 | About 6.4 |
The upper tier has crossed the six month line that separates balanced conditions from a buyer's market. Thirty five homes above $1.1 million are listed right now. Two closed in August.
One honest caution on those tier figures. Two closings above $1.1 million in a single month is far too few to calculate from, so the supply numbers use the trailing twelve month pace as the denominator. Treat them as a read on direction, not a precise measurement.
What it means
If you are selling below $900,000: you still have the better end of this market, but less of it than in July. Roughly three months of supply in your band is tight, and homes here still move. What changed is that half your neighbors are now taking asking price or less rather than a premium. Price to the comparable sales rather than to what you hoped for in spring.
If you are selling above $1.1 million: plan for a long timeline and price it right at launch. Thirty five competing listings against two closings in the month is a hard arithmetic problem, and a listing that goes stale in this tier has very few new buyers arriving to rescue it. If you can wait, waiting is a legitimate strategy. If you cannot, the price has to reflect that.
If you are buying: August was the first month in this record where inventory, days on market, and seller pricing power all moved your way at once. Thirty eight of the 102 active listings have been sitting more than 60 days, and those are where your leverage is. Below $900,000 you are still competing and should be ready to move. Above $1.1 million you have real choice and real room.
One caveat on the speed figures. Days on market resets when a listing is withdrawn and relisted, so the 16 day median reads slightly faster than the full history would. The direction is real, the precision is approximate.
How San Diego Country Estates compares
San Diego Country Estates accounted for 10 of the 23 detached closings in August, at a median of $847,000 against $875,000 for Ramona as a whole. Homes there took a median of 21 days to sell against 16 for the wider market, and closed at 99.2 percent of asking against 100.0 percent, with only 3 of 10 meeting or beating list price.
Months supply of inventory inside the community reads 3.7 against 4.4 for Ramona overall, so the Country Estates is the tighter of the two on inventory while the softer of the two on negotiating leverage. On ten sales in a month those differences are thin, and one transaction moves them. For the full breakdown of what happened inside the community, see the August 2026 San Diego Country Estates detached homes market report.
Want a straight read on your situation?
The figures above are medians across all of Ramona, and this month they hide more than they show. Which price band you are in changes the advice completely, and so does how long a comparable listing near you has been sitting. I will give you an honest assessment of where your property stands, including telling you if waiting makes more sense than listing right now.
