Ramona Attached Homes Market Report: July 2026

Ramona Attached Homes Market Report: July 2026

Posted August 12, 2026 · Compiled from Paragon MLS data · Scott Hodge, Homeport Residential, DRE #01977659

BOTTOM LINE UP FRONT

Ramona's attached market, meaning condominiums and townhomes, tightened over the first half of 2026 while the detached market loosened. Across the six months ending July 31, 13 attached homes closed at a median of $505,000, up from $479,000 over the prior six months.

The clearest signal is not the price. In the prior six month window, attached homes sold for about 99.1 percent of asking. In the current window they sold for 100.6 percent. Sellers went from accepting small discounts to collecting small premiums. There are 7 homes in escrow against only 5 actively for sale.

Why this report uses a six month window

Ramona's attached segment produces roughly two closings a month. June 2026 produced none at all. A single month cannot support a median, a days on market figure, or an inventory calculation without inventing precision that is not there. So this report measures pricing across a six month trailing window and uses current listings and escrows to describe where things stand today.

The numbers

Metric Feb to Jul 2026 Aug 2025 to Jan 2026
Closed sales 13 15
Median sale price $505,000 $479,000
Median days on market 29 27
Sold to list price 100.6% 99.1%
Median price per square foot $317 n/a
Price range $367,000 to $699,900 n/a

Volume fell from 15 to 13 across the two windows, which on numbers this small is not a meaningful decline. Time on market held roughly steady. The median price rose about 5 percent. Those three figures together describe a segment that is stable rather than moving sharply.

The pipeline is the real story

Ramona currently has 5 attached homes actively for sale and 7 under contract. More homes are in escrow than are available to buy. Against the current sales pace that works out to about 2.3 months supply of inventory, which sits below the 3 month line that separates a seller's market from a balanced one.

This runs opposite to what detached homes did. Ramona's detached market moved up to 3.6 months supply in July and into balanced territory. The attached segment moved the other way. Two markets in the same town heading in different directions is unusual, and the most likely explanation is simple arithmetic rather than a shift in sentiment. When only a handful of attached homes exist for sale at any moment, a few extra buyers tighten the segment quickly.

One detail worth knowing if you are shopping. Every attached home currently listed for sale in Ramona sits inside San Diego Country Estates, in the Davis Cup and Country Villa areas. If you want an attached home elsewhere in Ramona right now, there is nothing on the market to look at.

What it means

If you are selling: conditions have improved in your favor. Homes in this segment are now closing slightly above asking rather than slightly below, and there is very little competing inventory. That said, the median attached home still took 29 days to sell. This is a tight market, not a frantic one, and overpricing will still leave you sitting.

If you are buying: your problem is supply, not price. Five listings is not much to choose from, and seven homes already in escrow means the pipeline is absorbing what does come up. Being ready to move when something fits matters more here than negotiating hard, because the next comparable listing may be weeks away.

A word on what these figures can and cannot tell you. Thirteen sales over six months is a small sample. The direction of travel is worth paying attention to. The precise percentages are not worth over reading, and a single unusual sale in either direction would move them noticeably. If you want to know what your specific unit is worth, the segment data is a starting point rather than an answer.

How San Diego Country Estates compares

San Diego Country Estates accounted for 8 of the 13 attached closings in the window, at a median of $474,950 against $505,000 for Ramona as a whole. Homes there sold faster, a median of 19.5 days against 29 for the wider market, and at 100.9 percent of asking. Because all of Ramona's current attached inventory sits inside the community, its months supply of inventory reads higher at about 3.8, measured against its own smaller sales pace.

The lower median inside San Diego Country Estates reflects the mix rather than weaker demand. The community's attached stock is concentrated in 1970s condominium complexes, while the higher priced attached sales elsewhere in Ramona were newer construction. For the full breakdown, see the July 2026 San Diego Country Estates attached homes market report.

Want a straight read on your situation?

Thirteen sales across six months is thin enough that the automated valuation tools struggle badly with attached homes here. I will give you an honest assessment of what your unit is worth or whether a listing you are considering is priced fairly, including telling you when the answer is to wait.
