Ramona's attached home market, condos and townhomes, is small and moves slowly. No attached homes closed in June, but that is normal for a segment this thin. Six homes are currently in escrow, which points to closings ahead.
The pricing picture is steady. Across the most recent six months of closed sales, the median attached home sold for $505,000, up modestly from the prior six months, and homes consistently sold within a fraction of their asking price. This is a stable, low-volume market rather than a volatile one.
Why there were no June closings
Ramona's attached segment produces only two to three sales in a typical month. Across the trailing twelve months, 29 condos and townhomes closed, an average of roughly two and a half per month. In a market that thin, a single calendar month with no closings is ordinary variance, not a warning sign. It reflects the timing of a small market between one set of closings and the next.
The forward signal is the pending pipeline. Six attached homes were in escrow at the end of June, with list prices ranging from the high $200,000s to just under $600,000. Several will likely close in July, which is where June's activity will show up in the record.
Closed-sale pricing: the trailing six months
Because monthly counts are small, the honest way to read attached pricing is over a longer window. The table below compares the most recent six months of closed sales against the prior six months. These figures run through the latest complete sold data, which closes in late May 2026.

The median sale price rose about 4 percent between the two windows, from $485,000 to $505,000. On a combined 29 sales that is a modest, real firming rather than a dramatic move, and it should be read as a gentle upward drift, not a surge. Volume held steady and even ticked up slightly. Days on market lengthened a little, from 26 to 31, which is typical when a market has a touch more inventory to work through.
The most telling number is the one that did not move. In both periods, attached homes sold at 99.6 percent of their asking price. Sellers who priced to the market got very close to their number, and that consistency across a full year is the clearest sign that this is a stable segment. Sold prices ranged from $365,000 to $900,000 over the recent window, so the segment spans genuine entry-level condos through larger townhomes.
How this compares to San Diego Country Estates
San Diego Country Estates has its own small attached market, mostly the condos and townhomes along Davis Cup Lane and Green Haven Lane. Like the wider Ramona market, SDCE recorded no attached closings in June, with six homes in escrow and eight actively listed. SDCE's attached homes trail at a median near $469,000 and sell at an even thinner pace of roughly one and a half a month, so the wider Ramona market is modestly pricier and a little more active, which makes sense given it draws from a broader mix of communities.
