BOTTOM LINE UP FRONT
Sales volume across Ramona detached homes stayed below last year in June, with 25 closings against 31 in June 2025. Prices did not soften with the slower pace. The median sale held at $850,000, slightly above last June, and homes still sold at essentially full asking price.
Inventory has loosened. Months supply of inventory rose to 3.3, moving the wider Ramona market into balanced territory alongside San Diego Country Estates. More choice for buyers, without the price give that a slower market sometimes brings.

What the numbers say
The pattern from earlier this year held into June. Fewer homes are trading hands than a year ago, 25 closings versus 31 in June 2025, a decline of roughly 19 percent. But the slower pace has not pulled prices down. The median sale of $850,000 came in slightly above last June's $830,000, and the typical home sold at 100.1 percent of its list price. Sellers who priced correctly still met their number.
Homes also sold quickly. The median time on market was 15 days, which is fast for any market and a sign that demand for well-presented, fairly priced homes remains healthy even as overall activity has cooled. The story is not weak demand. It is fewer transactions at firm prices.
Most of June's activity clustered in the core of the market. Of the 25 sales, 16 fell between $700,000 and $1,000,000, with the largest single group in the $800,000s. Four homes closed above $1,000,000, topping out at $1,465,000. On 25 sales these groupings are a snapshot of one month rather than a firm trend, but they show where the bulk of Ramona buyers are transacting right now.
Inventory moved into balanced territory
Months supply of inventory measures how long it would take to sell every active listing at the current pace of sales. Under 3 months favors sellers, 3 to 6 months is balanced, and above 6 months favors buyers. Ramona detached homes ended June at 3.3 months, calculated from 82 active listings against 25 closed sales.
That is a move up from the tighter readings earlier in the year and puts Ramona in the balanced band. It is worth watching rather than reacting to. A single month rarely makes a trend, and prices have not weakened alongside the added inventory. For now it means buyers have more to choose from than they did in spring, while sellers who price to the market are still closing at or near full asking.
How this compares to San Diego Country Estates
San Diego Country Estates, the master-planned community within Ramona, closed 9 detached homes in June at a median of $850,000, identical to the wider Ramona median this month. SDCE homes took a bit longer to sell, a median of 22 days against 15 for Ramona overall, and its months supply of inventory sat at 3.6, just above the 3.3 for the broader market. Both moved into balanced territory in June, so the shift is regional rather than specific to any one neighborhood. What this means for you
If you are selling: prices are holding and homes are moving fast when priced right, but there are more competing listings than there were a few months ago. The 100.1 percent sold to list figure is an average. It rewards realistic pricing and punishes aspirational pricing more than it did in a tighter market.
If you are buying: you have more options than spring buyers did, and the balanced market gives you a little more room. But this is not a market of deep discounts. Homes are still selling near asking and in about two weeks, so the right home still calls for a prepared, competitive offer.
