BOTTOM LINE UP FRONT

Zero attached homes closed in Ramona during May 2026. Months with no closings are not unusual on the attached side of the Ramona market, which is why this report uses a 6-month trailing window rather than a single-month snapshot. From December 2025 through May 2026, 16 attached homes closed at a median sold price of $480,000 with a median time on market of 44 days.

The central story is not the price. The median sold price is essentially flat compared to the prior 6-month window (down 1.3 percent from $486,250 to $480,000). What changed meaningfully is time on market, which doubled from 22 days to 44 days. The attached buyer pool is being more selective than it was 6 months ago.

Why this report uses a 6-month trailing window

Attached home sales in Ramona happen at a much lower volume than detached sales. The 24-month average runs roughly 3 sales per month, with several months across that period registering zero closings. A single-month snapshot of attached data is statistically noisy. The 6-month trailing window smooths out monthly variability and reveals the actual direction of the attached market.

May 2026 is a good example of why this matters. Zero attached closings happened in May. If you reported a single-month statistic, you would either have nothing to say or you would draw misleading conclusions from a sample of zero. The 6-month trailing window gives you a real read on the market.

The time-on-market story is the headline

Median days on market doubled from 22 to 44 days between the prior 6-month window and the current one. That is the most meaningful change in this report. It signals one of two things, or some combination of both. Either buyer demand has weakened in the attached segment, or seller pricing has become less aligned with what buyers will pay.

The pricing data argues against the second explanation. The median sold-to-list ratio held at 100 percent, meaning correctly priced homes still met their asking price. What the longer time on market suggests is that fewer homes were being priced correctly out of the gate. Sellers who came in optimistic found themselves on market longer before either reducing price or finding a patient buyer.

The wide spread on time on market across the 16 sales reinforces this. Some homes closed in 2 to 4 days. Others took more than 150 days. The median of 44 days captures the middle, but the distribution shows two different markets running in parallel: priced-right listings moving quickly, and overpriced listings sitting until they adjusted.

Months supply of inventory in Ramona attached

Because attached sales are thin on a monthly basis, months supply of inventory for this segment is calculated using the 6-month average sales pace rather than the latest single month.

For Ramona attached homes at the end of May 2026:

The general rule is that less than 3 months supply favors sellers, 3 to 6 months is balanced, and more than 6 months favors buyers. Each future month will add a data point. A single month of movement is rarely a trend; I look for 4 to 6 months heading the same direction before reading any shift as meaningful.

The Ramona detached market and the Ramona attached market are operating under different conditions right now. Same town, same zip code, two different stories. This matters because buyers and sellers on each side should not assume that what is true for one segment applies to the other.

Buyers who are open to either property type should know the two segments give them different leverage. Sellers should know that the conditions in their segment matter more than the headline "Ramona real estate" framing.

What this means for Ramona attached sellers

Pricing discipline matters more than ever. The 100 percent median sold-to-list ratio tells you that priced-right homes still meet asking price. The 44-day median time on market tells you that getting priced wrong now costs you weeks, not days. The attached buyer pool is more patient and more selective than it was 6 months ago. Coming in with a defensible price based on actual comparable sales is the single biggest factor in your time-to-contract.

Plan for 6 to 8 weeks on market, not 3 to 4. Half of recent sales closed in under 44 days. The other half took longer. Several took more than 100 days. Build a realistic timeline expectation into your planning rather than assuming you will be in escrow by week three.

Know your specific submarket. Ramona attached inventory varies significantly by location and complex. Davis Cup, Country Villa, Green Haven, the H Street and A Street downtown areas, and other pockets each have their own micro-dynamics. A community-wide median can mask significant variation. Get a property-specific assessment rather than relying on the aggregate.

What this means for Ramona attached buyers

The mirror image of the seller view is real leverage for prepared buyers.

Inventory is more available than it has been. 11 active attached listings against a 2.67-monthly sales pace gives you real choice. The 44-day median time on market means many of those listings have been sitting long enough that sellers may be open to negotiation. Patient and prepared buyers who can move quickly when the right listing comes up have the advantage right now.

The 100 percent median sold-to-list ratio is an average. Many specific sales closed below list price, especially among the homes that had been sitting longer. Comparing your offer to actual sold comparables (not just other active listings) is the discipline that gets you a fair price in this market.
