Ramona CA Condo Prices and Sales - October 2026 Update

Posted October 31, 2026 · Compiled from Paragon MLS data · Ramona condos and townhomes, trailing 6 months

BOTTOM LINE UP FRONT

Ramona condos and townhomes split into two groups this fall. Homes priced right from day one sold within about three weeks, near or above their original asking price. Homes that started high sat for roughly three months and sold for an average of 8% under their original price.

Fourteen attached homes closed over the past six months at a $432,000 median. With 12 active listings and only 2 pending sales, Ramona has 5.1 months supply of inventory: balanced, but at the upper end of the range, with a thin pipeline heading into the holidays.

What it means

The headline numbers look calm. On average, Ramona condos sold at 100.2% of their final list price. That hides what happened along the way. Measured against the original asking price, 10 of 14 sold for less.

The split comes down to time on market. Seven condos sold within three weeks of listing, and as a group they closed about 1% above original asking. Five sat more than 80 days and closed between 2.5% and 13% below original asking. Same complexes, often identical floor plans. The difference was the starting price.

For sellers: price from what sold since August, not from what you hoped for in spring. Eight of the 12 current listings have already cut their price, and seven have been on the market more than 60 days.

For buyers: listings past the 60-day mark are where the negotiating room is. A fresh, well-priced listing is not, and lowballing one usually just means losing it.

Ramona's single-family homes are showing the same pattern, which I covered in my look at what Redfin's sellers-outnumber-buyers report means for Ramona.

San Diego Country Estates: a closer look

In Ramona, the condo market is mostly San Diego Country Estates. Twelve of these 14 sales and every one of the 12 current listings are in SDCE. Its median matches Ramona's at $432,000, but SDCE supply is a bit looser at 6.0 months, right at the line between balanced and a buyer's market.
