CA Detached Home Prices and Sales - October 2026 Update

Posted October 31, 2026 · Compiled from Paragon MLS data · Ramona detached homes, October 2026

BOTTOM LINE UP FRONT

Ramona home sales bounced back in October. Twenty-nine detached homes closed, up from 16 in September, and months supply of inventory tightened to 3.7, solidly in the balanced range.

The median sale price fell to $790,000, but that's not the same as prices falling. Price per square foot actually rose to $423. Smaller homes sold this month, not cheaper ones.

What it means

September's slow month was a pause, not a turn. October brought the most closings of the past three months.

The lower median is mostly about which homes sold. The typical October sale was about 240 square feet smaller than August's, while price per square foot went up. If you're a homeowner wondering whether your house lost 10% since summer, this data doesn't say that.

What it does say is that time on market decides the outcome. The 12 homes that sold within three weeks closed at an average of 99% of their original asking price. The 10 that sat more than 60 days averaged under 92%. The typical October sale still closed within 1% of original asking.

For sellers: the first few weeks matter most. More than half of the 107 current listings have already cut their price, and 41 have been on the market more than 60 days. For buyers: those 41 listings are where the negotiating room is.

San Diego Country Estates: a closer look

San Diego Country Estates followed the same pattern. Ten SDCE homes closed in October, up from 5 in September, at a $782,500 median. Months supply dropped to 3.5 from September's 7.6. SDCE homes took longer to sell, though, with a median of 47 days on market compared with 30 across Ramona.
