Ramona CA Home Prices and Sales - April 2026 Update

Ramona's detached home market closed 29 sales in April at a median price of $820,000, down 5.5% from April 2025's $867,450 median. Days on market settled at 19 days with a 100% list-to-sale ratio, meaning properly-priced homes are still selling at full asking. The market has stabilized after a slow January, and inventory continues to favor sellers in the right price tier.

The April pace is meaningfully faster than Q1 2026, when median DOM ran 36 days. It's also faster than the December 2025 - January 2026 stretch, where homes sat 26 to 53 days as the holiday season and rate uncertainty kept buyers cautious. Spring activity has clearly returned.
What I'm seeing on the ground
Three things from the field that the numbers don't fully capture.
First, the wide April price range matters. Sales closed anywhere from $472,500 to $2,100,000. Ramona is several distinct sub-markets stacked under one zip code. A buyer focused on Old Town will see different dynamics than one looking at the rural east side or San Diego Country Estates. The overall median is useful as a benchmark but tells you very little about your specific neighborhood. Always check comps within your sub-area.
Second, the 5.5% year-over-year decline is real but should be read in context. April 2025 was near the peak of last year's spring market, and prices have drifted down gradually rather than sharply. We are not seeing a correction, we are seeing a return to a more sustainable pace after several years of unusual appreciation.
Third, insurance is now a meaningful factor in nearly every Ramona transaction. Buyers ask about wildfire insurance availability and pricing earlier in the process than they did two years ago. Sellers in Firewise-certified communities have a real advantage they should be highlighting in their listings. This is a Ramona-specific reality that won't show up in statewide market reports.
What it means
Properly-priced homes are still moving. Aspirationally-priced homes are not. The $820,000 median is the price at which Ramona detached homes are actually changing hands right now, and listings priced more than 5 to 8 percent above local comps tend to sit until the price comes down.
