24 detached homes closed in Ramona during May 2026 at a median sold price of $824,050. That is down slightly from the May 2025 median of $845,000 (a 2.5 percent year-over-year decline) but up modestly from April 2026 at $815,000. Median time on market was 14 days. The median home sold for 100.5 percent of its asking price.
Ramona has 69 active detached listings as of month end. Against a sales pace of 24 closings per month, that is roughly 2.9 months of inventory, which is firmly in seller's market territory. Sales volume year-over-year is down 33 percent, however (24 closings in May 2026 vs 36 in May 2025), which is the data point most worth paying attention to.
What sold in Ramona in May 2026
Twenty-four detached single-family homes closed in Ramona between May 1 and May 31, 2026. The price range was $480,000 to $2,200,000, with the median falling at $824,050 and the average at $885,350. Total dollar volume for the month was $21.2 million.

The volume story matters more than the price story
The most consequential data point in this report is not the price. It is the transaction count. Ramona closed 24 detached homes in May 2026 against 36 in May 2025. That is a 33 percent year-over-year decline in sales volume.
When volume falls but prices hold roughly steady, two things are usually happening at once. Buyer demand has weakened, but seller pricing discipline has remained intact. Homes that come to market at the right price still find their buyer. Homes that overprice sit. The median sold-to-list ratio of 100.5 percent confirms that priced-right listings still earn their asking price.
The median time on market of 14 days also signals that well-priced homes move quickly. Half of May 2026 sales closed in 14 days or less. Four sales closed in 7 days or fewer. But the average DOM of 24 days is meaningfully longer than the median, which indicates a longer tail of homes that took 30 days or more to find buyers.

Seventeen of the 24 sales (71 percent) fell between $700,000 and $1,000,000. That is the heart of the Ramona detached market right now. Buyer activity above $1 million continues to exist (three sales) but at a meaningfully lower rate. The single luxury sale at $2.2 million represents an entirely different buyer profile and should not be averaged in with the broader market.

Months supply of inventory tells you whether the market currently favors buyers or sellers. The calculation is the current count of active listings divided by the monthly sales pace.

Each future month will add a data point. A single month of movement is rarely a trend; I look for 4 to 6 months heading the same direction before reading any shift as meaningful.
How Ramona compares to San Diego Country Estates specifically
San Diego Country Estates is the largest residential community within Ramona, and 8 of the 24 May 2026 Ramona detached sales (one-third of the month's volume) closed within SDCE. Because SDCE sales are included in the Ramona-wide totals above, the two reports are not independent samples but they tell complementary stories.

The interesting comparison is the divergence between SDCE and the broader Ramona market on days on market. Ramona-wide median DOM was 14 days; SDCE median DOM was 26 days. SDCE homes are taking nearly twice as long on average to find buyers. This may reflect SDCE's mid-to-upper-price tier (which has slowed nationally) compared to Ramona's broader entry-tier inventory (which continues to move quickly when priced right).

What this means for Ramona sellers
Pricing discipline still works. The 100.5 percent median sold-to-list ratio confirms that correctly-priced homes still meet their asking price. Volume is down. Time-on-market for priced-right homes is not. The variable that separates good outcomes from disappointing ones is pricing discipline, not market timing.
Volume is down, but velocity is not. Fewer transactions happened in May 2026 compared to a year ago. That does not mean homes are sitting longer. The median 14-day time on market is actually slightly shorter than April 2026 and roughly equivalent to May 2025. The buyers who are active are still moving decisively. There are simply fewer of them.
The longer-tail risk is real. While the median DOM is 14 days, the average is 24 days, and several May 2026 sales took 70 or more days to close. Plan for the possibility that your home falls into the slower-moving group rather than assuming it will sell in week two.
What this means for Ramona buyers
The mirror image of the seller view is honest about buyer leverage.
Inventory is more available than it was 12 months ago. 69 active detached listings is a meaningfully wider selection than what was available in spring 2025. Sales volume being down means more homes are sitting waiting for buyers. Even at a tight 2.9 months of supply, the buyer who comes prepared and patient has options.
The 100.5 percent sold-to-list ratio reads as a competitive market, but that average masks variation. Many specific homes closed at exactly list price or below. Aggressive offers based on actual comparable sales tend to land. The longer a home has been on market, the more flexible the seller usually becomes on price.
Year-over-year context: putting May 2026 in perspective
Ramona detached sales volume has trended down meaningfully over the last 12 months. May 2025 closed 36 detached sales. May 2026 closed 24. That is the most significant change in this report and worth attention from both buyers and sellers.
Median price is essentially flat year-over-year (down 2.5 percent from $845,000 to $824,050, within normal monthly variation for a market this size). Median time on market actually improved (16 days in May 2025 to 14 days in May 2026). The sold-to-list ratio is essentially identical at 100.5 percent in both periods.
In other words: the market is doing fewer transactions at similar prices in similar timeframes. The customers who are buying are getting the homes they want at fair market value. The customers who are not buying are simply not in the market right now. None of this signals a coming crash. It signals a slower, more selective market with stable pricing.
